How do I pay my rent?
We offer several convenient ways for tenants to pay their rent. In the top right corner of our webpage you will find links to our online payment and tenant management portal for both commercial and residential tenants. Both of these methods allow you to conveniently pay through linking your bank account, credit, or debit card.
How does the brokerage process work?
At Assam Companies, our brokerage process starts with an interview for both parties. You have the opportunity to ask us questions, and we are able to interface directly with you to understand your real estate objectives. Once we're mutually aligned with one another we begin the site search process, staying in lockstep with you through making of an offer, and then expertly managing the process from contracting to close.
What considerations should I place around a site searching?
Each site search is a unique and intensive process. As no two locations are exactly identical, the process varies significantly. We start by understanding your objectives and site parameters and then use available data and local knowledge to help narrow down to what we believe to be the site that best meets your requirements.
What types of leases are there?
While there are many types of leases, the two most common are a Gross or NNN (Triple Net) lease. We have significant experience in both, but specialize in administering and negotiating NNN leases on behalf of landlords and investors.
What is TIA and how is it calculated?
TIA or Tenant Improvement allowance is an amount that a landlord promises to pay tenant to assist with setting up a leased space to the tenant's desired specifications. These are also frequently called leasehold improvements, and are typically expressed in a dollar value per square foot of the leased space.
